Project snapshot
This significant five-storey development features open plan offices (approx. 800m2 / level), an apartment on the top floor, a main lobby with two lifts and abundant male and female EOT facilities.
We won the project via a competitive tender process.
Overcoming challenges
- A considerable challenge was found in the foundations of the development. Constructing the full in-ground basement carpark required us to dig 2.2m below the water table. We had to develop a concise construction methodology which covered all aspects, from dewatering to selecting the right piling contractor and handling the acid sulphate soils in line with authority requirements.
- Overhead Western Power high voltage cables to the front of the site also posed a challenge. Rather than setting back the building, we developed a construction methodology, which safely accommodated the cables and enabled the development to maintain its original position.

- The feature street façade / screen incorporates perforated aluminium screen sections and a structural steel frame.
- High-quality apartment finishes include timber flooring and European appliances.
Features of development
This project comprises precast concrete panels, aluminium cladding plus roof sheeting and concrete roof over lift / stair shafts. There is glazing to the north and south elevations.
