PROJECT SNAPSHOT

The Leederville Office Project will see PACT deliver ABN Group’s new purpose-built headquarters, incorporating a state-of-the-art ground floor retail showroom that will face onto Vincent Street, a multi-level office, ground floor commercial tenancies, extensive end-of-trip facilities and approximately 160 car bays.

The 9,400 square metre project – developed by FJM Property – will be built on the carpark site immediately to the north of the Leederville Hotel fronting Vincent Street.

The project will be delivered in time for nearly 1,000 of ABN Group’s employees to move into the new building in mid-2021.

OVERCOMING CHALLENGES

  • The site is tightly bounded by Vincent Street, two local laneways and an occupied commercial premise – consultation and communication with residents, local businesses, the City of Vincent, Wester Power and Main Roads WA has been vital in keeping key stakeholders informed of scheduled works to minimise disruptions.
  • Civil works on the project are challenging, owing to the need to tunnel 150m under Vincent Street over a five-week period as part of sewer diversion works package – traffic management plans will continue to be implemented throughout construction to reduce disruptions to the normal flow of traffic and pedestrians affected by these works.
  • The project demands extremely high standards for quality, and with a construction time of just 87 weeks, our unique ‘hands-on’ approach, collaborative spirit and clever thinking will ensure we realise the full potential of this landmark project.

FEATURES OF THE DEVELOPMENT

Upon completion, the project will be a catalyst for activation in the centre of Leederville, transforming the local business and community landscape.

As part of the development, two local laneways will be brought to life – bringing people into a newly vibrant town centre to add to Leederville’s diverse culture and community as well as boost local business opportunities and partnerships.

As part of the delivery and completion of the project, an integrated fit out will also be provided.

The project is targeting a 5 Star Green Star accreditation and a minimum 5 Star NABERS rating.
