This five-storey development features open plan offices (approx. 800m2 / level), an apartment on the top floor, a main lobby with two lifts and abundant male and female EOT facilities.
A significant challenge was found in the foundations of the development. “Constructing the full in-ground basement carpark required us to dig 2.2m below the water table,” explained Mr Kunkler. “We had to develop a concise construction methodology which covered all aspects, from dewatering to selecting the right piling contractor and handling the acid sulphate soils in line with the authority requirements.”
Overhead Western Power high voltage cables to the front of the site also posed a challenge. Rather than setting back the building, PACT developed a construction methodology, which safely accommodated the cables and enabled the development to maintain its original position.
