338 Barker Road in Subiaco is a testament to PACT’s proactive project management skills, aesthetic sensitivities and incredible flexibility.
Construction on the 2200m2, four-storey multipurpose development began in January 2012, with PACT achieving the role of Head Contractor.
The building was constructed utilising the AFS wall system; a modular building system consisting of concrete core filled sandwich panels lined with fibre cement sheets, partnered with a conventional concrete and structural steel structure. Major features of the building include a two-level basement car park, ground floor retail areas and three storeys of corporate office space.
The striking structure, with its attractive combination facade of glazing, render, brickwork and cladding, gives no hint of the intrinsic build process that took place behind the scenes.
The site’s busy location on the corner of Barker Road and Rowland Street also required careful navigation. All crane lifts and deliveries had to be very well coordinated and on most occasions involved road closures, requiring all permits and traffic management to be arranged prior to lifting.
In addition, the many different materials on the façade (glazing, render, feature glazed brickwork, Alucobond cladding and CFC cladding) required PACT to instigate a high level of detailed coordination between trades.
