As the commercial construction arm of the ABN Group, PACT Construction was engaged to design and construct a seven-level office development to accommodate the office operations of the ABN Group’s Homebuyers Centre. 

Works began in February 2011 on the greenfield site in Walters Drive. This site provided the PACT Construction team with good access and circulation, enabling them to cost-effectively construct a composite precast and concrete framed structure in-situ.

Cost-effectiveness is a hallmark of PACT Construction’s projects; one which doesn’t come without its challenges. In this instance, it was identified that maximum cost effectiveness could be achieved through developing the office fit-out in parallel with the delivery of the base building works.

Therefore, once the generic aspects of the base building (grid lighting, ceilings, etc.) had been completed, the remaining project fit-out was then integrated with the tenant’s footprint (meeting rooms, staff hubs, etc.) and overall requirements.

This tandem approach required meticulous planning between subcontractors and the PACT Construction team, as it was often necessary to ‘design and construct on the run’.

Building details

The building comprises: ground floor undercover on-grade parking, together with a small office tenancy, lobbies, fire tanks, pump room, transformer room and storage.  The first and second floors consist of suspended concrete carpark levels together with additional storage and end of trip facilities for the office occupants. 

The third, fourth, fifth and sixth floors are all open plan office areas serviced by a 2 lift core, mens, ladies and disabled toilets, cleaners rooms, storage and general services cupboards.

In addition to meeting the internal requirements, PACT Construction also rose to the challenge externally, creating an impressive street facade through the use of curtain wall glazing, sun shading, louvres and composite aluminium cladding systems.

Despite five weeks of inclement weather, PACT Construction completed the project a month ahead of schedule. The client is extremely satisfied with the result, remarking that PACT Construction were ‘spot on brief’, resulting in a spectacular new office which moves, flows and simply works extremely well.
